Global Business Financial Services was founded in 2003 with a belief that there was a need for flexibility, transparency, and efficacy in the bridge lending marketplace. The principals and executives of Global Business Financial Services have over 40 years of experience in financing commercial real estate. Our loan products offer solutions to real estate investors and companies who banks can’t help.

The company’s success is based on strong relationships within the broker and borrower community. A strategic investor relationship allows flexibility to meet borrower demands. GBFS has a transparent process in which brokers and borrowers are continuously informed as to where their loan stands and what needs to occur to reach a closing. We are have improved the effectiveness of our loan products to better serve brokers and borrowers. The most important part of any loan is the closing of it. We close loans quickly.


We work with brokers.

  • Broker relationships are protected.
  • Broker shall be direct to the borrower, no broker chains.
  • Broker shall assist in moving their deal forward at a favorable pace.
  • Broker fees are listed on term sheets, fee agreements are not required.
  • Broker fees are paid from loan proceeds at the close of escrow.
  • Broker fees are in addition to the lender origination fee we quote.
  • Brokers and borrowers must be available to answer questions during our review process.
  • Terms issued quickly within 24-48 hours on simple deals and 3-5 days for complex transactions.

  • Acquisitions must be in a valid, duly signed purchase sales agreement. We are not able to review targeted deals.
  • Download our summary intake form and send it to us with the items we require, both are at the bottom of each Lending page.
  • Be available for questions regarding your loan request during our review.
  • Terms issued quickly within 24-48 hours on simple deals and 3-5 days for complex transactions.
  • A refundable expense deposit will be required for any necessary third-party reports and legal upon execution of terms.
  • We may not require an appraisal, our decision is based on several factors.
  • We typically do not require environmental reports or property condition analysis reports, unless there is a concern.
  • Closings occur quickly after execution of terms, within 2 to 3 weeks.
